America’s population is aging at an unprecedented pace. According to Moody’s, between 2025 and 2035, the 75 and older population is estimated to increase by roughly 12 million people, while the under-75 population will grow by less than one million.
As this demographic enters its peak years for housing and care needs, demand for modern seniors housing and healthcare-oriented real estate is also likely to rise. Yet, much of today’s inventory remains outdated or insufficient to meet future demand.
This is where private capital plays a critical role, by financing new communities, improving quality of life for residents and helping meet the growing need for age-appropriate housing options.
