In commercial real estate, the market stands on three legs: supply, demand and the flow of capital.

In part two of our three-part series, we look at demand, and the signals are strong.

Occupancy across the Versus Capital Real Estate Fund (VCMIX) private portfolio (excluding office) was ~94% as of 6/30/25, significantly above GFC-era levels. Multifamily and industrial continue to benefit from long-term tailwinds like e-commerce and reshoring, while alternative sectors like seniors housing, student housing, and data centers are seeing growing institutional demand.

Strong demand helps support NOI growth, and paired with limited supply, is setting the stage for long-term value creation.
