Urban Growth Is Back and Could Refuel Real Estate

After years of pandemic-driven migration out of large cities, the tide appears to be turning. According to new U.S. Census data, nearly all of the country’s largest urban centers posted population growth from 2023 to 2024 – the strongest nationwide population gain in a generation.

Here’s what’s driving the rebound:

  • Immigration and natural population growth are accelerating
  • Major metros like New York and Los Angeles are growing again
  • Sun Belt cities including Fort Worth and Jacksonville are leading the way
