In 2025, U.S. farmland reached a record average value of $4,350 per acre, a 4.3% year-over-year increase and the 5th straight year of gains (following a 5% rise in 2024), as shown in the chart below.
Historically, over long time periods, institutional farmland investments have delivered ~10% average annual total returns with relatively low volatility according to the NCREIF Farmland Property Index, a quarterly measure that tracks the investment performance of a broad set of farmland properties.
This highlights farmland’s history of steady appreciation and income generation, supported by enduring demand and limited supply.
