Across the U.S., student housing has become a resilient segment of real estate, supported by steady enrollment growth and limited new development.

  • Power 4 [Big Ten, Big 12, Atlantic Coast Conference (ACC) and Southeastern Conference (SEC)] universities continue to see rising enrollment, driving sustained housing demand on and around campus
  • Annual rent growth has averaged about 5% over the past four academic years, reflecting stable occupancy and persistent demand
  • New construction has slowed to roughly 3% of existing supply, which is well below historical averages
